Customer Requirement(s)

  • A Bangladesh Citizen who has the means and capacity to repay the loan
  • Main applicant’s minimum age should be of 25 years as a salary earner and 18 years’ age, if not. Maximum year should be 65 years at of loan maturity.
  • Income must be more than BDT 25,000. Minimum salary BDT 40000 is preferred if there is no other source of income.
  • In case of construction/renovation loan, the building/home should be at one-storied.
  • Two guarantors; one of whom should be a titleholder of a home/flat/building
  • Service length / Experience:

1. Salaried individual: Minimum 2 (two) year

2. Businessman: business duration minimum 3 (three) year

3. Land Lord: Must have sufficient regular rental income to repay bank loan

4. Wage Earners: Must have sufficient proof against remittance income

  • Deed of agreement between flat purchaser and seller (developer/landowner)
  • Power of attorney deed in fav. Of Developer
  • Deed of agreement between landowner and developer
  • The title deed of the landowner
  • Mutation, DCR, Khatians, up to date Khazna and Holding tax receipts
  • Bia deeds
  • Copy of money receipts
  • RAJUK approval layout along with construction permission letter
  • Lease deed, power of attorney permission letter, sell permission letter (if lease Hold property)
  • Non-Encumbrance Certificate

2. Land Documents, if intend to Construct/renovate own building or flat:

  • The title deed of the landowner
  • Mutation, DCR, Khatians, up to date Khazna and Holding tax receipts
  • Bia deeds
  • Non-Encumbrance Certificate
  • Cost Estimation
  • RAJUK approval layout along with construction permission letter
  • Partition Deed
  • Lease deed, sell permission letter, mutation permission letter (If leasehold property)

Sanction letter, liability certificate along with loan account statement.

3. Personal Documents:

  • National ID/Valid passport
  • E-TIN
  • Bank statement (s) for last 1 year
  • Utility Bill
  • Letter of introduction/salary certificate or up to date trade license
  • 2 copies of recent passport size photographs (Lab print)

4. Common Documents for Guarantors

  • 1 Passport-Sized Copies of the Guarantor’s Recent Photograph.
  • One Copy of Valid NID/Birth Certificate/ Bangladesh Passport/ Driving License of the Guarantor.
  • Visiting Card
  • Guarantor’s monthly income must be three times of the loan installment
  • Guarantor must have own residence in Dhaka Metropolitan Area
  • Guarantor details (Present and permanent address, telephone number of residence and office & Mobile number)
  • Any other document that may stand as a proof of income
  • Utility Bills

Bank Charges and Fees

  • Processing fee is 0.5% of the loan amount.
  • Expenses regarding property valuation, Vetting, CPV, CIB & other mortgage related fees & charges are to be incurred by applicant
  • Early settlement is 1% for partial settlement on repayment amount and 1% for final settlement on outstanding
  • Additional 2% fee is charged per month on overdue loan amount as Penal Interest
